Most buyers think the hard part is finding the right house.
Usually that is not the biggest challenge. Usually it is everything around it.
How much you can comfortably afford. What the payment really looks like once everything is included. Whether a grant or assistance program actually helps. Whether seller concessions could make the deal easier. Whether the lender is helping the strategy or quietly limiting it. Whether the offer is strong enough for the moment without putting you in a bad spot later.
That is where people get stuck.
I help buyers think through that part before the pressure kicks in. That part matters. Plenty of agents can get you into the house. That is not the same thing as helping you make a smart move once you are there.

Selling a Home
Some of the most expensive seller mistakes start with advice that sounds good at first.
Fix a few things. Pick a price. Get photos. List it. See what happens.
The problem is that this leaves out the part that usually matters most. What should be fixed first. What should be left alone. Whether a concession makes more sense than a price drop. How the home is positioned online. How buyer hesitation is handled. How the first week on market is managed. How to protect your leverage instead of giving it away too early.
That can make a real difference in what you actually walk away with.

A surprising amount of money is made or lost before the listing ever goes live.
